Valuation overview: 1st quarter 2023

Despite the difficult market environment, our valuation experts recorded an increase in demand for property valuations. In the first quarter of 2023 alone, they determined the value for a total of 157 properties. This represents a total volume of over one billion Swiss francs and an increase of 22 percent compared with the same period last year.

Whether for financing, accounting, purchase or sale purposes - with a total volume of over one billion Swiss francs, our valuation team has already carried out far more valuations in the first quarter of 2023 than in the same period of 2022. The bulk of the valuations fell on owner-occupied residential property, comprising single-family homes (30%), condominiums (12%) and new-build apartments (7%), representing a total appraised value of just under 500 million Swiss francs.

In the valuation of investment properties, the market values as well as rental values were assessed for multi-family houses (26%), commercial properties (9%) as well as development projects (2%) and residential and commercial buildings (4%), including, among others, an industrial site and two hotel properties in Ticino and Lucerne. The share of land appraisals was 10%, which shows that there is definitely still building land and room for further development projects in Switzerland.
